     Uplands Retirement Village is a nonprofit continuing care retirement community located in Pleasant Hill (Cumberland County), Tennessee.  Our community offers independent living, assisted living, and long-term care on 500 acres of gently rolling hills, pastoral lakes, shade trees, and planned development.

       Uplands, the retirement community, grew out of an American Missionary Association school and church established in the 1880s. Our founder, Dr. May Cravath Wharton, came to tend to the medical needs of the students at the Pleasant Hill Academy and eventually established a regional hospital – which is now Cumberland Medical Center - and then Wharton Nursing Home.

     Like most retirement communities, women outnumber the men, but no one is bothered by that.  Approximately 30% of our members are in their 60's and the average age is 78 years.  The minimum age of admission is 55 years of age, but only one member of a couple need meet that requirement.

     Uplands offers 24 hour health care services and a weekly health clinic, and physician services are in nearby Crossville or Cookeville. Health care for ongoing or emergency health needs is convenient and readily available.

     Uplands also provides transportation via health care services, bus service, and volunteers for those needing assistance in transport to Crossville as well as emergency maintenance services. The administrative office provides shipping, faxing, and copying services.


Home Ownership

     Uplands has homes and condominiums that members can purchase or build. We offer a unique arrangement whereby members lease the land from Uplands and enjoy ownership of their own home. 

      Upon occupancy, the member assumes the normal taxes, utilities, insurance, maintenance of the property, etc.  By entering into a Life Lease Agreement with Uplands Retirement Village, homeowners agree to give Uplands the first option to purchase their home based on a future certified appraisal value and allows them 80% retention of equity as their asset (or asset of their estate). Although the home is built on life leased land from Uplands, the house is the property of the occupant.

     Life Lease Agreements are available for single family homes which have between 1200 and 1800 sq. ft. of space and for condominiums which have between 1100 and 1500 sq. ft. of space. Routine mowing and trimming services for an additional monthly maintenance fee are required with the condominiums.

     All homes and condos are individually designed with no prescribed look or set of plans.  We even have two geodesic domes in our community!  Most homes provide two bedrooms, bath and a half or two baths, living room, dining room, kitchen, and garage or carport areas. Home and condo prices range between $50,000 and $150,000 depending on the age and size. New construction averages $95-$100 per finished square foot.

Independent Living Rental Apartments

     For those who wish to reduce the responsibility accompanying home ownership, apartments at Uplands are an attractive choice.
 

     One and two bedroom and studio apartments are arranged in neighborhoods and provide all the benefits of community living. Many occupants take pride in maintaining--and all enjoy--small flower gardens adjacent to these homes. Apartments are furnished with a refrigerator and a stove. All have washer and dryer hook-up areas and communal laundry facilities.
